A maintenance plan for a commercial sauna in Bali
A commercial sauna needs an operating owner after installation. A useful maintenance plan tells staff what to observe, where to record it and when to call a qualified technician. It should be based on the actual installed equipment and materials.

Build the plan from the handover documents
Collect the heater and control manuals, timber-care instructions, warranty terms and installer contacts. Translate the relevant operating instructions into the language staff use. Keep the original model references so that future technicians can identify the equipment.
Separate routine observations from technical service. Hotel staff can report loose components, unexpected smells, damaged surfaces or control faults; inspection and repair of electrical equipment belong to qualified personnel. Do not let a checklist encourage staff to work beyond their training.
Make cleaning practical for the team
Use the cleaning method and products approved for the installed materials. Provide access under and behind benches where the design allows. Include drying and ventilation procedures from the operating instructions. A strong smell or a visibly wet room should trigger investigation rather than an automatic increase in cleaning chemicals.
Agree the cleaning frequency against actual use and the manufacturer’s guidance. A lightly used private cabin and a busy shared facility need different operating plans. Avoid a generic schedule that ignores the selected heater, materials and opening hours.
Record issues before they become downtime
Keep a simple log: date, observed issue, person reporting it, action taken and service outcome. Use photographs where they help a technician identify a problem. Record replacements and approved changes so that the installation remains understandable after staff turnover.
Plan service access and periods when the sauna can be closed. Keep the contact responsible for warranty and paid aftercare visible to engineering and management. Confirm spare-part availability instead of assuming every component is held locally.
Ask about aftercare before buying
Ask a supplier what documentation, training and support are included, which maintenance tasks remain the operator’s responsibility and which are chargeable. Five Elements offers a two-year warranty, with coverage and exclusions set out in the written proposal. Correct operation and a clear service route matter beyond the opening date.
Project checklist
- Model-specific manuals and care instructions
- Named operating owner and service escalation
- Routine log and repair history
- Planned closure time and spare-part arrangements
Can one maintenance checklist cover every sauna?
A shared log format can help, but the actual tasks and frequency must reflect the installed heater, controls, materials, usage and manufacturer’s instructions.
Technical references
Planning guidance for property owners and operators. Final equipment selection and installation follow the project documents and the selected manufacturer’s instructions.
