Wellness Zones for Developers: Plan Them In From the First Drawings

In villa complexes, branded residences and mixed-use towers, the wellness zone has become part of the sales pitch. Buyers and guests now expect a sauna and a cold plunge the way they once expected a gym. The trouble is that the wellness zone is often added late, after the structure, plumbing and electrical design are fixed. Then it costs more, fits worse and takes longer.

This guide covers what to decide early, while a change costs no more than a few lines on a drawing.

Why late planning costs more

A sauna, hamam or ice bath depends on things that are hard to change once concrete is poured:

Designed in from the start, each of these is a note on the drawings. Added later, each can mean cutting into finished floors, rerouting services or upgrading a supply that has already been approved.

Phasing it with construction

The practical split is rough-in during construction and fit-out near the end. While the building goes up, the main contractor pours the right slabs and installs drains, waterproofing, conduits and ducts to our drawings. Near handover we bring in the sauna panels, heaters, stone and equipment, which our workshop has been making in the meantime. The wellness contractor stays out of the main build's way and spends less time on site.

Using the zone to sell

A render of the finished wellness zone is useful long before it exists. We produce 3D visuals with every concept, and developers use them in brochures and show-unit presentations. For projects sold off-plan this matters: buyers are paying for a picture, and a wellness zone is one of the easiest amenities to picture.

After handover

Decide early who will run the zone: a hotel operator, building management or an owners' association. Whoever it is needs a maintenance plan for heaters, chillers, water treatment and timber, and a service contact who can come quickly. Our installations come with a two-year warranty and local maintenance support.

When should a wellness contractor join a development project?

Ideally at concept design, while the layout, structure and services are still being drawn. Joining later is possible, but costs rise with every decision that is already fixed.

Can you work alongside our main contractor?

Yes. We supply drawings for the rough-in works the main contractor carries out, then fit out the wellness zone ourselves near the end of construction.

Do you design as well as build?

Yes. Concept, 3D visuals, engineering, production and installation are done by one team.
